We hold strong ratings across hundreds of verified reviews on Google, Yelp and other platforms, plus an A+ from the Better Business Bureau. Many of those jobs include a picture window in a living room or stairwell. Read them on our customer reviews page.
A picture window is glass fixed in a frame, with no sash, hinges or crank. It does not open, so there are no moving parts to wear and no operating seals to leak air. Its job is light and view.
It fits a living room, dining area, stairwell or great room where the view matters more than airflow. Modern homes use tall or floor-to-ceiling fixed panes and dark frames, while traditional homes often set a picture window between two operating windows in a three-part layout. For design ideas, see our post on picture window styles.
Fixed glass has nothing to adjust, lubricate or replace. Vinyl frames never need repainting, so you wash the glass and nothing else. Wood-clad frames keep a wood interior while an aluminum or vinyl shell takes the weather, at a premium over vinyl.
Sacramento summers push frames through daily expansion and contraction. Fusion-welded vinyl corners hold up better than mechanical joints, and a fixed unit has no sash to warp out of alignment, so the seal has less to work against than on an opening window.
Because the glass never moves, picture windows can be built large and in custom sizes. Andersen's 100 Series picture window, for example, comes in standard sizes up to 8 feet wide or high and custom sizes in 1/8-inch steps. Arched tops, trapezoids and other specialty shapes are available on custom orders, along with your choice of frame color and grilles.
A picture window puts more glass in one wall than any other style, so the glass package matters more here than anywhere else in the house.
On a west- or south-facing wall in Sacramento, where summer afternoons pass 100 degrees, a big pane without the right coating can overheat a room. Specify dual-pane low-E glass with a low solar heat gain coefficient (SHGC); argon fill adds a little more insulation. Under the 2025 Title 24 energy code, replacement windows in Climate Zone 12 must reach a U-factor of 0.27 and an SHGC of 0.23 or lower, with 0.40 and 0.35 allowed when you replace 75 square feet or less. We check the NFRC label on every unit against the code before we order.
ENERGY STAR estimates an average savings of about 13% on energy costs from replacing poor-performing windows, a national figure that varies by climate. Replace for fogged glass, drafts or failed seals; if yours still seal and look sound, you can wait. Our energy-efficient windows page compares frame materials on heat.
Large panes near the floor often must be tempered safety glass under the California Residential Code. That applies when a single pane is larger than 9 square feet, its bottom edge is less than 18 inches above the floor, its top edge is more than 36 inches up, and there is a walking surface within 36 inches. Glass within 24 inches of a door, near a tub or shower, or beside stairs has its own rules, which this city safety glazing guide summarizes. We spec tempered glass wherever it is required.
Fixed glass cannot be a bedroom escape window, because California egress rules require an operable opening in every sleeping room. In a bedroom, pair the picture window with an operating unit that meets egress. Laminated glass is another option where you want the pane to hold together if broken and to cut street noise.
The right choice depends on whether a wall needs air, an escape route or only the view.
| Window type | Opens | Can meet egress | Best use |
|---|---|---|---|
| Picture (fixed) | No | No | Views, daylight |
| Casement | Hinged, cranks out | Yes, if sized for it | Airflow beside a picture unit |
| Double hung | Both sashes slide | Often | Traditional three-part layouts |
| Single hung | Bottom sash slides | Often | Lower-cost flankers |
A picture window usually costs less than an opening window of the same size, since it has no sash or hardware. A common layout is a large fixed center pane flanked by double hung windows or casements, which gives you the view and a breeze together. On a budget, single hung flankers work too.
Cost depends mostly on frame material, glass size and glass package. These are typical installed ranges per window in Sacramento.
| Frame material | Typical installed cost per window | Maintenance |
|---|---|---|
| Vinyl | $500 to $600 | Washing only |
| Composite | $550 to $1,900 | Low |
| Fiberglass | $900 to $2,000+ | Low, paintable |
| Wood | $800 to $3,000+ | Interior finish and exterior paint |
Oversized panes, tempered or laminated glass and custom shapes cost above these ranges, so a firm number needs a site visit. Our replacement windows overview covers frame materials in more depth, and the up to $750 off special applies to new vinyl windows. We are an Andersen Certified Contractor and an Anlin Certified and Authorized Dealer, and both brands make fixed picture windows.
When a permit is required, we handle it. Replacing a window in the same opening usually needs less review than enlarging one, which requires a new structural header.
Free consultation and measure. We visit, measure the opening and discuss glass options for that wall's sun exposure.
Fixed-price proposal. You see the full scope and a firm total.
Order and fabrication. Units are custom-made to your measurements, typically in 8 to 10 weeks, or 10 to 12 for custom shapes, not counting delivery.
Installation. Your project manager schedules our own trained crew, who remove the old unit, then flash, set, insulate and seal the new one.
Cleanup and walkthrough. We remove debris and review the work with you.
Large panes can be heavy, so oversized units may need extra crew or lifting equipment. We plan for that in the proposal, not on install day.
We also handle commercial renovations. Fixed glass suits lobbies, offices and storefronts that need daylight without operable sashes. Commercial jobs typically need a permit and must meet nonresidential Title 24 rules, so we quote them after a site visit.
One dedicated project manager coordinates your job from quote to walkthrough.
We are family-owned, hold California contractor license #989637, and carry general liability and workers' compensation insurance.
