How Can You Tell if You Have Single Hung Windows?
Lift the bottom sash, then push up on the top sash from inside. If the top sash stays put, the window is single hung. If it slides down, or tilts inward when you release the latches, it is double hung.

Fewer moving parts also means fewer places to fail. A single hung has one sliding sash, so there is one set of balances and one weatherstrip run to wear out.
Single Hung vs Double Hung Windows
Single hung is the better pick for budget and simplicity. Double hung is better for ventilation and cleaning upstairs.

Choose a double hung window for second-floor rooms and spaces you want to vent on summer evenings. Choose single hung for ground-floor rooms and projects where cost per opening decides the budget. If a room needs no airflow at all, a picture window costs less still.
What Are the Disadvantages of Single Hung Windows?
Single hung windows have three real limits to weigh before you order.
Ventilation: Only the bottom half opens, so hot air near the ceiling has no direct way out.
Cleaning: On upper floors, the outside of the fixed top sash is hard to reach unless that model tilts in.
Egress: Only the bottom sash opens, so the clear opening is roughly half the frame.
Bedrooms need an escape opening under California egress rules: at least 5.7 square feet of net clear opening (5.0 at grade), at least 24 inches high and 20 inches wide, with the sill no more than 44 inches off the floor. We check each bedroom opening against those numbers at measurement and confirm with your building department.
What Do Single Hung Windows Cost in Sacramento?
A vinyl single hung replacement typically costs $500 to $600 installed per window in Sacramento, including removal of the old unit and cleanup. Fiberglass, composite and wood frames cost more, and your total also depends on the glass package, opening size, window count and any stucco or trim repair.

The federal 25C window credit ended for windows placed in service after December 31, 2025, and SMUD does not currently list a residential window rebate, so check SMUD or PG&E for current offers rather than counting on one.

Which Glass and Frame Suit Sacramento Summers?
Pair a vinyl or fiberglass frame with dual-pane low-E glass. The low-E coating is a thin metallic layer that reflects heat, and fusion-welded vinyl corners leave no open joints for air to pass through. Aluminum conducts heat quickly, so it needs a thermal break to compete; our vinyl vs aluminum comparison covers that in detail.
Two numbers on the NFRC label decide performance. The U-factor measures how fast heat passes through, and the SHGC measures how much sun heat gets in; lower is better for both in Sacramento. Under the 2025 Title 24 code, replacement windows in Climate Zone 12 must reach a U-factor of 0.27 and an SHGC of 0.23 or lower, while replacing 75 square feet of windows or less allows 0.40 and 0.35.
ENERGY STAR estimates an average savings of about 13% on energy costs from replacing poor-performing windows, though that national figure varies by climate. Replace for fogged glass, drafts, cracked frames or sashes that no longer lock. If yours still open, seal and look sound, you can wait.
Do You Need a Permit to Replace Single Hung Windows?
It depends on the scope and your city. Same-size replacement in the existing opening is often treated differently from enlarging an opening, adding a window or changing structure, which typically need a permit. Last year, GVD did a complete demolition/remodel of a guest bathroom for me. This year they did a demolition/remodel of a master bathroom suite and a renovation of another guest bathroom. GVD transformed the old 1991 bathroom suite with a massive Jacuzzi tub, deteriorating shower, outdated tile, old lighting and plumbing fixtures, clunky cabinets, and worn countertops. Last year, GVD did a complete demolition/remodel of a guest bathroom for me. This year they did a demolition/remodel of a master bathroom suite and a renovation of another guest bathroom. GVD transformed the old 1991 bathroom suite with a massive Jacuzzi tub, deteriorating shower, outdated tile, old lighting and plumbing fixtures, clunky cabinets, and worn countertops. It is now a lovely suite with a sleek soaker tub, modern plumbing and light fixtures, beautiful tile, gorgeous cabinets, a wall that is entirely mirror above the sinks, new windows and a new exterior deck door with screen. It has gone from a heavy, over tiled, bulky room to a lovely, light and airy, calm and inviting space. It is actually quite stunning. I can’t adequately describe how thrilled I am with all three of my GVD bathrooms and the entire remodeling experience. From the initial contacts with estimator Gary and design consultant Danielle to project managers Ross and Serge, it has been such a smooth and seamless experience. The carpenters, plumber, electricians, glaziers, tile cutters, painter, drywallers, and door and window installers were highly skilled and professional in their areas of expertise. Just getting a contractor to call you back these days seems to be difficult, and our siding job didn't seem to generate much interest from the many companies we contacted. Even after we postponed the project for months, GVD was able to quickly update the estimate and provide a timely window for when work could begin.
