James Hardie Siding & Milgard Windows in Oakland, CA 94606
Working on the steep, high walls of this Oakland home meant our crew set up full safety access before a single board came off - and that attention carried through every step of the install. We stripped the old siding and trim down to the framing, opened up the walls to check the structure, and rebuilt the exterior with James Hardie fiber cement and new Milgard windows. The finished result is crisp and squared-up, with clean trim lines around every opening and a color combination that reads sharp from the street.
The street-facing, entry, and left-side walls are clad in James Hardie ColorPlus lap siding from the Statement Collection in Aged Pewter, framed by 5/4-by-4 HardieTrim in Arctic White around windows, doors, and corners. On the left wall we re-sheathed with 7/16-inch OSB for a sound, flat base, while the existing T1-11 on the street side served as backing for the new lap. Behind the siding we installed HardieWrap weather barrier, Forti-Flash rubberized flashing at the window and door openings, and metal Z-flashing for long-term moisture protection. Where we found dry rot in the framing, we repaired it with new 2x4 members and exterior-grade OSB before the new layers went on.
For the windows, we replaced nine units with Milgard Tuscany Series vinyl windows using new-construction methods, with Low-E 366 glass for better year-round efficiency. The arched street-facing window was left in place. To tie the whole exterior together, we painted the back and right-side walls along with the fascia, eaves, and foundation to match the new siding.
